Agreement to These Terms

Vetta Home is operated by SigniQ Lab LLC ("we," "our," or "us"). These Terms of Service ("Terms") govern your use of our website, mobile application, AI assistant, and related services (collectively, the "Services"). By creating an account or using the Services, you agree to these Terms. If you do not agree, do not use the Services.

You must be at least 18 years old and able to enter into a binding contract to use the Services.

What Vetta Home Is — and Is Not

Vetta Home combines an AI research assistant with real estate brokerage services provided by a licensed California agent. It is important that you understand the difference:

The AI assistant is a research and analysis tool. It summarizes listings, comparable sales, disclosures, permit history, and public records. Its output is informational.
Licensed brokerage services are provided by a human. Sophia Dong (California DRE #02173340) is the agent of record and is responsible for anything requiring a real estate license, including preparing and submitting offers and advising on transaction terms.

The AI assistant does not provide legal, tax, financial, appraisal, inspection, or engineering advice, and its output is not a substitute for professional advice or for your own inspection and review. Consult a qualified professional before relying on any analysis for a purchase decision.

No Agency Relationship Without a Signed Agreement

Using the Services, saving properties, or asking the assistant questions does not create an agency relationship, a fiduciary duty, or a brokerage relationship between you and us. An agency relationship arises only when you and the agent sign a written representation agreement, such as a Buyer Representation and Broker Compensation Agreement (BRBC).

If you are already represented by another broker under an exclusive agreement, these Services are not intended as a solicitation of that relationship.

Property Data and Accuracy

Property information comes from the MLS, public records, and third-party sources. We make reasonable efforts to keep it current, but:

Listing status, price, and availability change constantly, and data we display may be out of date or incomplete.
Square footage, lot size, year built, school assignments, tax figures, and similar attributes are as reported by the source and are not independently verified by us.
Valuations, comparable-sales analyses, affordability estimates, and days-on-market figures are estimates, not appraisals, and are not a guarantee of value or of any outcome.

Verify anything material to your decision independently, including through inspection, appraisal, and review of the seller's disclosures. The Services are provided for your personal, non-commercial use; you may not scrape, resell, or redistribute property data obtained through them.

Subscriptions and Billing

Some features are offered through Vetta Home Premium, an auto-renewing subscription. Two separate billing paths exist, and the terms differ:

iOS in-app purchase. Purchases made inside the iOS app are processed by Apple and are also governed by Apple's Standard End User License Agreement. Payment is charged to your Apple Account at confirmation of purchase, renews automatically unless auto-renew is turned off at least 24 hours before the end of the current period, and is managed or cancelled in your Apple Account settings. Refunds for these purchases are handled by Apple, not by us.
Web subscription. Subscriptions purchased on the web are processed by Stripe. They renew automatically until cancelled, and you can cancel at any time from your account settings; cancellation takes effect at the end of the current billing period.

Current prices are shown at the point of purchase and may differ between the two paths. We may change prices on notice; changes apply to subsequent billing periods, never retroactively. Except where required by law, payments are non-refundable for periods already begun.

A subscription buys access to software features. It does not purchase brokerage representation, does not guarantee that any offer will be accepted, and does not alter the commission rebate described below.

The Commission Rebate

Where we represent you as the buyer's agent and receive a buyer-side commission, we may rebate a portion of that commission to you at closing. This is a rebate of our own compensation, permitted in California, and not a payment for your use of the Services.

The rebate is not guaranteed. It is subject to the terms of your signed representation agreement and depends on conditions outside our control, including:

the transaction actually closing, and a buyer-side commission actually being paid;
your lender's approval, since lenders may limit, restrict, or require disclosure of a rebate as a credit;
applicable MLS rules, and the laws of the jurisdiction where the property is located.

The amount, form, and timing of any rebate are set out in your representation agreement, which controls if it conflicts with anything here or with any marketing description. A rebate may have tax consequences; consult your own tax advisor.

Documents, Disclosures, and E-Signature

The Services let you upload, request, review, and electronically sign transaction documents. By signing electronically you consent to conduct that transaction by electronic means under the federal ESIGN Act and California's Uniform Electronic Transactions Act. You may withdraw that consent and request paper copies as described in the consent disclosure presented at signing.

You are responsible for the accuracy of information you submit in an offer or disclosure and for keeping your signing links confidential — a signing link is the ability to sign as you, so do not forward it. Documents you upload may contain sensitive personal and financial information; we restrict access to them as described in our Privacy Policy.

Your Account

You are responsible for maintaining the confidentiality of your credentials and for activity under your account. Provide accurate information and keep it current. Notify us promptly of any unauthorized use. You may delete your account at any time from your profile; some records must be retained where law or real estate recordkeeping requirements apply.

Community Content

The Services include a community where members post threads and replies. You retain ownership of what you post and grant us a non-exclusive, worldwide, royalty-free license to host, display, and distribute it within the Services.

You agree not to post content that:

violates fair housing law, including statements expressing a preference, limitation, or discrimination based on race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic;
discloses confidential terms of a live transaction, or another person's private information;
is unlawful, harassing, defamatory, fraudulent, or infringes someone else's rights;
is spam, or solicits business in violation of applicable rules.

Posts are screened before publication and may be removed. You can report content or block another member from the controls on any thread or reply. We may suspend or terminate accounts that violate these Terms.

Acceptable Use

You agree not to:

scrape, crawl, or bulk-download data from the Services, or use automated means to access them except as we expressly permit;
reverse engineer, interfere with, or attempt to gain unauthorized access to the Services or another user's account;
use the Services to violate any law, including real estate licensing, fair housing, or advertising rules;
misrepresent your identity or your relationship to a property or transaction.

Intellectual Property

The Services, including software, design, text, and branding, are owned by SigniQ Lab LLC and protected by intellectual property law. We grant you a limited, revocable, non-transferable licence to use the Services for their intended purpose. Property data remains subject to the rights of its sources.

Third-Party Services

The Services integrate third parties — including Apple, Stripe, mapping and data providers, and document and e-signature systems. Your use of those services is governed by their own terms, and we are not responsible for them.

Disclaimers

Except where the law does not allow it, the Services are provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Services will be uninterrupted or error-free, or that any data, analysis, or AI-generated output will be accurate, complete, or current.

Nothing in this section limits any duty owed to you by a licensed real estate professional under California law, or any liability that cannot be excluded by law.

Limitation of Liability

To the maximum extent permitted by law, SigniQ Lab LLC will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising out of your use of the Services — including any decision made in reliance on AI-generated analysis or third-party property data.

To the maximum extent permitted by law, our total liability arising out of these Terms or the Services is limited to the greater of (a) the amount you paid us for the Services in the twelve months before the claim, or (b) one hundred dollars ($100).

Indemnification

You agree to indemnify and hold harmless SigniQ Lab LLC and its personnel from claims arising out of your misuse of the Services, your content, or your violation of these Terms or of applicable law.

Governing Law and Disputes

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute not resolved informally will be brought exclusively in the state or federal courts located in Santa Clara County, California, and you and we consent to the jurisdiction of those courts.

Before filing, please contact us — most issues are resolved quickly and directly. A dispute arising under a signed representation agreement is governed by the dispute-resolution terms of that agreement, which control over this section.

Changes to the Services and to These Terms

We may modify or discontinue features at any time. We may also update these Terms; we will post the revised version here and update the "Last updated" date, and for material changes we will give notice through the Services or by email. Continued use after changes take effect constitutes acceptance.

Termination

You may stop using the Services at any time. We may suspend or terminate access for violation of these Terms or where required by law. Provisions that by their nature should survive — including intellectual property, disclaimers, limitation of liability, indemnification, and governing law — survive termination.
